As a Walnut Ridge property owner, you and your family are members
of the Walnut Ridge Homeowner's Association. The annual membership meeting is held in May. The following meeting
in June, members are elected to the Board of Directors for three year terms. With the annexation of Walnut Ridge in 2008,
the Boards responsibilities have changed. This Board is now responsible for representing the homeowners on neighborhood maintenance
and enhancements to make this a desirable community in which to live. The Board of Directors meet the 2nd Thursday of each month at 6:30pm at the Crane Coffee, at 156th and Maple. The monthly meetings are open to the membership and homeowners. Our resident
members are expected to live by a set of restrictive covenants set forth by the developer. The covenants were put in place to maintain an aesthetic and amicable neighborhood. Many
of these items are now governed by the City of Omaha. * Utility buildings, sheds, and other types of outside buildings not connected to main dwelling
PRESIDENT The President shall be the chief executive officer of the Association.
He shall preside at all meetings of both the Association and the Board of Directors. He shall have all the general powers
and duties which are usually vested in the office of president of an association, including, but not limited to, the power
to appoint committees from among the members to assist in the administration of the affairs of the Association. -------------------------------------------------------------------------------- VICE PRESIDENT The Vice President shall perform all of the duties of the President
in the President's absence and such other duties as may be required of him from time to time by the Board of Directors. -------------------------------------------------------------------------------- SECRETARY The Secretary shall keep the minutes of all meetings of the Board of Directors and the minutes
of all meetings of the Association. He shall have charge of such books and papers as the Board of Directors may direct;
and he shall, in general perform all the duties incident to the office of the Secretary. The Secretary shall compile
and keep up to date at the principal office of the association a complete list of Members and their last known addresses as
shown on the records of the Association. Such list shall be open to inspection by Members and other persons lawfully
